Stoneybatter – The Stoneybatter site was acquired in Aug’14 by two joint venture partners Genesis Homes Limited and a 3rd Party Investor. The two joint venture partners set up a separate SPV whereby they have a 50:50 share in the SPV who is the owner of the site. The 3rd party investor funded the land purchase and project costs, with GH providing the project mgmt, development mgmt and lead developer expertise. The site had a lapsed planning permission for 40 apartments, but GH believed that the highest and best use for the site was a purpose-built student scheme. GH obtained planning permission for a 96 unit student development as well as a 3 bedroom caretaker apartment thus increasing the site value significantly. The site has been offered to sale to a select number of student housing developers and it is currently under contract.

Clontarf – The Clontarf site was acquired in Feb’15 in joint venture with a 3rd party investor. It is located in a premier coastal location while also benefitting from the proximity to Dublin City Centre. Genesis Homes obtained planning permission for 13 houses. The decision was taken by the JV partner to then sell the scheme on the open market.
